With this information in hand, I wanted to try something new. Something a little out of the box… And the results were crazy!
But more on that in a second.
You see, it is one thing to see the numbers on paper but another entirely to see them play out in real life.
So if you missing my market update, we are currently in a huge sellers market. Check this out.
Below is a graph showing the number of new listings in the greater Houston Area compared to last year.
As you can see, we are down from last year and the past few weeks are also down from late May.
Now, this is to be expected with Covid. After all, who wants a bunch of people in your home right now?
But here is where the information gets interesting. This is the number of showings going on right now.
Keep in mind, these are pre-approved buyers looking to buy a home…
Crazy! The number of showings is HIGHER than it was in 2019 and continues to rise!
And let’s make it even crazier. Here are the number of people looking for a house on HAR.
The number of people actually looking for a new house is up 66% from 2019.
And that really makes sense. Personally, I just bought a house and I already want to move out after being stuck here for 3 months…
So we did a thing…
So with this knowledge in mind, we did a thing with our latest listing.
This is a beautiful home with extra land that can be used for just about anything. You can check it out here.
And the seller wanted it sold quickly but didn’t want to sacrifice the amount of money he was going to make.
In fact, we had talked about the price several times and we moved his price point UP on 2 different occasions as the market shifted.
So we went to work and really pushed into our Coming Soon advertising campaign. And I mean hard.
I wanted everyone in Channelview to know that this house was about to go on the market because our research showed there were not too many houses out there in this price point.
So before the house was even ready, we launched our Coming Soon Advertising Campaign.

You might know this by now, but when I started the Friday Real Estate Team, my desire was to be drastically different from any other real estate company in Houston.
It is one of the reason why we partner with the strongest broker in the city (Keller Williams Clear Lake).

I love being able to recommend tools that I would actually use myself.
But one of the ways we try to set ourselves apart is by pre-marketing your home.
So what does that mean exactly? What is pre-marketing your home?
Well, for some agents, it is putting a sign up in your yard with a coming soon rider on it. And that’s ok for your neighbors to see it.
Other agents might also post about it on their social media pages so their friends can see it. And that’s ok too but we want to do more.
I want as many people to see your house before it even goes live as possible. I want people telling their friends about your house. And we do that in several different stages.
First, we start off by telling your neighbors. And not just with the sign in your yard…
We want to know if your neighbors have friends who are interested in moving to their neighborhood.
But we don’t want to annoy your neighbors, so we send them a simple post card with information on your home and to let them know it is about to go on the market.
We also include information on how they can save their friends over $5,000 in lender fees with our ZeroPlus Program.
This helps motivate people to share (after all, if you could save your friends $5,000 … wouldn’t you want to tell them about it?).
Second, we start our paid advertising on Social Media and YouTube.
You know, those ads you see before the video you want to watch? And those “sponsored” posts on your feed? … ya, those.
And we set the ads up so only people who are already looking for a house see the ads so we can maximize their efficiency.
And then we follow up with people who click on the ads too. We want to schedule as many appointments as possible for the first week your house is on the market.
The Third stage is going to other agents in the market. Specifically the agents who are actively working with buyers.
We will blast your house to over 300 local agents to let them see your house too.
This often results in 2 to 3 buyers who are actively looking for a home who are interested in seeing the house.
And lastly, we have an exclusive preview Facebook group called the Friday Preview Club.
This is our secret Facebook group where we share our listing 24 hours before we plan on listing the home giving you insider knowledge of what is coming soon the the Houston Area.

And the Results?
So I mentioned our recent listing where we really pushed into pre-marketing the home.
Want to know what happened to that house?
Well, as we were getting ready to launch the listing the seller told me that people were actually stopping by to look at the house (from the street of course, nothing creepy).
And the craziest part, they were very serious buyers wanting to get into the house to see it.
I also got several real estate agents reaching out to me about the listing saying they had buyers that were interested in the home.
AND! We even got messages from our Preview Club members wanting more information about the home.
And this was all before the house even went live on the market!
And the best part?
We got a full price offer with very favorable terms within the first few hours of the house going live on the market.
And the house was under contract by the end of the first day!
