It’s no secret, if you want your home to sell quickly, there are two options (other than just getting lucky). You either need to list your house for a slightly lower price or you need to have a really good marketing plan in place.
Now, I don’t know about you, but I want to get as much money as I possible can when I am selling my home. But I also want my home to sell quickly.
Afterall, there is nothing worst then having to keep you house super clean, week after week after week.
Lucky for you, I was a digital marketer before I became a real estate agent. So I know a thing or two about effectively marketing strategies.
That’s right! When my wife left teaching in Dickinson we started a little side hustle running Facebook ads for local business. And we were really good at it to!
So let’s apply some of that marketing knowledge to selling your home!

#1 – Prepare Your House
You probably know that first impressions matter right? This applies just as much to the sell of your home as it does in your last job interview.
Also, do you like having a giant list of chores? Ya, me either.
So before we can talk about marketing your home, we must start off with getting your home ready. After all, all the marketing in the world can’t sell a list of chores!
Start off by completing those home projects you have been putting off. Think about the things you are looking for in your next house and then go through your home as if you were thinking about purchasing it.
As you walk through the house, write things down that need to be fixed. And then start knocking them out.
As you are working on these projects, declutter and depersonalize. You want your home to seem as big as possible, so if you can live without it, move it to storage.
This includes personal pictures. Buyers need to be able to visualize themselves living there and thats hard to do with your family pictures still sitting out.
When you’re done with the inside, make sure you spend some time working on your curb appeal. Remember first impressions? They start from the moment the buyer leaves the car.
So trim those trees back, power wash the driveway, and definatly invest in some mulch!
Which you are at it, make sure you take a look for structural issues that may become red flags for buyers like cracks in your foundation/exterior wall or lifted roof shingles.
#2 – We Hire Professionals
Now that your house is clean and ready, it is time for the professionals. Photographers/videographers that is…
There is nothing worse than looking at bad pictures of a house online. Buyers will just skip over houses with bad pictures when searching online.
Nothing drives me more crazy than an agent/seller who uses their cell phone to take pictures of a house! And this will severally hinder you ability to market your home.
After all, why take the time to see a house in person if it looks bad online?
Think about it, would you want to go see a house that doesn’t look good? Me either. Make sure your agent hires a professional photographer.
So we will schedule a time for us to come by and get beautiful pictures taken of your home for our marketing.
The next step in our process is to record video. If you think about it, most of what we view online these days is in a video format. In fact, one study shows that by the end of the year, 80% of what we consume is going to be video.
So pictures alone are not going to cut it. Video will be a large part of the marketing strategy of your home.
#3 – A Description That Sells
In the marketing, we call this ad copy (those words that are in an advertisement that convince you to buy something). And people/business will pay a ton of money for a good copywriter!
Unfortunately, this is where I see several real estate agents really waste an amazing opportunity to get more buyers through the front door!
The description of your house needs to convince the reader not only is this an amazing house, but is also an amazing place to live. This is why we don’t call it a description, we call it a life story.
We want to use the description of the home to give the reader insight to what it looks like to live in this house and convince them to come see it for themselves!
Imagine with me, as you walk through the front door of that wonderful home you’ve been looking at online.will see a beautiful living room with tons of space for your family.
#4 – Announce Your Arrival
So we have finally arrived, it is time to list your house and get it sold quickly! We call this the Launch Week and Launch Week is tons of fun for us.
There are several steps that go into a successful listing launch.
Finalizing your listing starts with our Coming Soon Campaign. We want everyone to know your home is about to go on the market and create as much excitement as possible.
It starts with a few sneak peak pictures to our exclusive Friday Preview Club. This is a group of people who are genuinely interested in seeing your house before it goes live on the market.
As we get closer to listing your house, we will start posting it EVERYWHERE! Facebook, Instagram, YouTube (remember those videos we recorded in set 2?). It will be on our social media pages, we will share with with local groups.
Then… The Open House. This will get a ton of marketing as well. This will be advertised on every major real estate website. We will share it with over 300 local agents who may have buyers.
And while that is where most real estate agents will stop, we go the extra mile looking for a buyer for your house and run paid advertisements on Facebook, Instagram and YouTube.
We will get as much exposure on your house in the first week as possible!
Launching Your Listing. So far, everything we have talked about happens before we list the house. Yep, that means we are advertising the Open House before the house even goes live on the market!
When the listing goes live, we will send it EVERYWHERE.
We will start by placing your listing on every real estate website available. This means your listing can be found on over 100 different including Zillow, HAR, Realtor, Trulia, and on and on..
But that is just the start, because just listing your home on a website and hoping someone finds it… well, just isn’t good enough.
We will blast it out on all social media sites. Facebook, Instagram, YouTube, Twitter… We will share and re-share the listing.
From there, we want to make sure your neighbors know about your house too! Maybe they have a friend who wants to move into the area?
Everyone knows someone wanting to buy a house, so we will send them a post card in the mail to let them know about your home and the discount programs that are available!
And then, because our work is still not done, we will send it out to local real estate agents so they can let their buyers know about the listing too!
Phew… That’s A Lot…
Yep, we want to make sure your home is listed in the best way possible. We want to make sure we earn our money more than any other agent in the City of Houston. So we go a few extra miles…
And the truth is, studies show your best offers will come in the first 21 days after the listing goes live. So we want to make sure we drum up a ton of excitement!
